As property manager of the Palacio Condominiums, a ResortQuest property by Wyndham on Perdido Key, Roger Feldman is responsible for keeping costs down.
His monthly bill and maintenance costs for the gas used to heat the hot tub and lap pool were high. Something had to change.
So, he reached out to Jean Piecuch, the Gulf Power Marketing representative for the area. She conducted an energy audit, then made suggested changes that not only could save money, but also included incentives.
“Some owners stay year-round and there are some rental units,” she said. “The owners were challenging him to cut costs. It was a blessing to be able to help him.”
Ceiling insulation was added on the top of the 19-floor roof, along with reflective roofing that bounces the sun’s rays off the top. A geothermal heating/cooling system was installed for the building and geothermal units were added to warm the hot tub and lap pool. LED lights were installed in the common area.
The result: The Palacio saving more than $43,000 annually in energy and avoided maintenance costs.
For those efforts, earlier this year, the Palacio earned the Florida Public Service Commission’s Triple E Award. Each quarter, the PSC presents the award to a business that has accomplished superior energy efficiency.
“As a peninsular state, Florida’s beautiful coastline draws visitors from near and far,” said PSC Chairman Art Graham. “We applaud businesses like Palacio Condominiums that actively limit their energy footprint, which in turn lowers their operating costs and helps sustain Florida’s tourist economy.”
Feldman said his owners are happy with the cost savings.
“Jean did most of the hard work of getting things done,” he said. “I couldn’t have done it without her.”
